Renovating an apartment in Sarajevo: planning steps before the work starts

From setting the goal and budget to the order of works and final handover: how to renovate without surprises.

A good renovation adds value and makes a property easier to sell or rent. The secret is planning before the first hammer swing.

1. Set the goal

Are you renovating to live there, to rent it out or to sell? A rental renovation focuses on durability and easy cleaning; a home for yourself focuses on your comfort and taste.

2. Start with what you cannot see

Electrical wiring, plumbing and insulation come before colours and furniture. Fixing them later means breaking what was just renovated.

3. The right order of works

  • Demolition and removal.
  • Electrics and plumbing.
  • Plaster, levelling and insulation.
  • Tiles and flooring.
  • Painting.
  • Kitchen, bathroom and lighting.
  • Final cleaning.

4. A written, detailed quote

Ask for a quote that lists materials, quantities, the timeline and the payment terms. Paying in stages linked to progress is better than paying everything up front.

5. Rules and neighbours

In shared buildings some works may need notice to the neighbours or the building management, or official approval, especially if they touch load-bearing walls or the façade. Check this before you start.

6. Handover

Check everything before the final payment: doors and windows, sockets, water pressure and drain slopes.

Our company offers contracting, finishing and renovation services, and can supervise the work and send progress photos if you are outside Sarajevo.
