Investing in Sarajevo property: what to look at before you buy

Location, rental demand, building condition and paperwork: what really decides whether a Sarajevo property is a good investment.

Many investors look at Sarajevo because it is a lively city with students, families and visitors all year round. But a good investment does not start with the price. It starts with the right questions.

1. Location first

A property close to the centre, public transport, universities or hospitals is easier to rent out and easier to sell later. Ask yourself: who will live here? A student, a family, an employee or a visitor for a few nights?

2. Understand the demand

  • Long-term rentals suit quiet residential areas near schools and services.
  • Short-term rentals depend on being close to the sights and easy to reach.
  • Commercial units need a look at how many people pass by on the street.

3. The building matters as much as the apartment

Check the roof, the façade, the lift, the heating system and the shared entrance. A neglected building can bring shared repair costs you did not plan for.

4. Paperwork before any payment

Ask for a recent land-registry extract, make sure there is no mortgage or dispute, and that the size matches reality. Foreign buyers face specific rules, including the principle of reciprocity, so confirm your situation with a notary or lawyer.

5. Calculate the return realistically

Add up every cost: taxes and fees, maintenance, furniture, empty months, and property management if you live outside Bosnia. Ask an accountant which taxes apply to rental income in your case.

Our team helps you pick the property that fits your goal, and stays with you through viewings, paperwork and management after the purchase.
