Short-term or long-term rental? Choosing what suits your Sarajevo property
A clear comparison of nightly and long-term renting: effort, stability, costs and which kind of property suits each.
AL SHAMSI Real Estate 21 hours agoMany owners ask us: should I rent my apartment to visitors for a few nights, or to a tenant for a whole year? There is no single answer, but there are clear criteria.
Short-term (nightly or weekly)
- Pros: higher income in good seasons, and you can use the property yourself at times.
- Challenges: cleaning and preparation after every guest, check-ins and fast replies to messages, and complete, good-quality furniture.
- Suits: apartments close to the centre, the Old Town and public transport.
- Check the local rules on registration and taxes for tourist rentals before you start.
Long-term (a year or more)
- Pros: steady income, less effort and lower running costs.
- Challenges: usually lower monthly income, and choosing a reliable tenant and a clear contract becomes essential.
- Suits: residential areas near schools and services, and unfurnished or part-furnished homes.
Questions that help you decide
- Do you live in Sarajevo or outside Bosnia?
- How much time can you give to managing the property?
- Do you want to use it yourself sometimes?
- Can the property take the extra wear of changing guests?
