Renting an apartment in Sarajevo: a checklist

Before you sign a lease in Sarajevo: contract, deposit, bills, heating and the condition of the flat at handover.

A comfortable rental starts with the right questions before you sign. This is the checklist we use with our clients.

The contract

  • A written contract stating the term, rent, payment method and termination conditions.
  • Who pays what: electricity, water, heating, internet and building fees.
  • The deposit amount and when and how it is returned.

Bills and heating

Many Sarajevo buildings have central heating billed during the cold season; others use gas or electricity. Ask for typical winter bills, because they change the real monthly cost.

Condition at handover

  • Photograph every room and the meters on handover day.
  • Test appliances, plumbing and windows.
  • Write an inventory with notes and have both sides sign it.

Foreign residents

Foreign nationals have obligations to register their place of residence with the authorities. Ask the landlord or agency what applies to you and which documents are needed.

We can show you furnished and unfurnished apartments, arrange viewings and organise a clean, documented handover.
